  • Marketing – Our proven marketing strategy is an aggressive technique that insures your property will reach its maximum income producing potential. We heavily blanket the internet with advertising to attract national and international renters. Our ads include a professional, detailed description along with numerous photos capturing the rental unit itself and the surrounding area to sell the prospective tenant on your rental.
  • Tenant Selection – The prospective tenants are thoroughly screened with an rental process that includes: an application to rent form, verified income, employment verification, landlord references, and a credit report, a criminal and public records (evictions) report
  • Property Inspections -- Our office will conduct a detailed pre-inspection prior to the tenant moving in complete with photos documenting the property’s current condition to keep on file. We also take full inventory of our furnished units. Post Inspections are performed by our office on day of check out and cleaning services are arranged accordingly.
  • Repairs and Maintenance – At Banyan Naples, we will arrange for any necessary repairs and maintenance using only reputable, licensed and insure professional vendors who can provide a quality service at a reasonable rate. Our office has a 24 hour emergency service number available for all tenants
  • Accounting – Our office is responsible for the collection of all rents and security deposits. Per an owner’s request, vendor/maintenance bills can be paid from an owner’s account. Our accounting department provides a monthly statement with copies of all invoices/expenses and a Profit & Loss Statement is completed at the end of the year.

We boast a 95%-100% occupancy rate for all our annual rental properties. Most of the time, we find a suitable tenant within 30-60 days.

Naples Vacation Rentals 

We boast a 100% occupancy rate for all vacation rentals during season (January-April). 

Evictions

We very rarely have to complete an eviction process due to our tenant selection and pre-screening process. However, you can count on us to handle the eviction process, when necessary, in a speedy, professional manner. 

Home Watch

Scheduled weekly, bi weekly (highly recommended), or monthly.

A full inspection includes:               

  • Check air conditioning unit for proper operation

  • Change air filter(s)

  • Check all windows and doors for security

  • Check roof and window for leaks

  • Run water in all plumbing traps

  • Flush all toilets

  • Run washer and dishwasher thru a short cycle

  • Check for pest(s) inside of the unit

  • Check all hurricane shutters

  • General inspection of interior and exterior of unit for any irregularities

  • Start and run garaged/stored vehicles

  • Storm preparation and post storm assessment

This service is perfect for vacation rentals when a property is in between tenants and for private homes owned by “snow  birds” who leave their property vacant for 3 months or more. We are the eyes and ears for your home when you are away.

Home Repair & Maintenance Services

From air filters to batteries and changing light bulbs; we will keep your systems in proper working order. We will schedule and oversee pest control applications, HVAC inspections, pool cleanings, pressure washing and any other scheduled maintenance. Our staff handymen are there to take care of any basic issue that may unexpectedly arise.

As to the key holder of your property, J & M provides a safe, secure, and an affordable way to have your key available in case of an emergency. If the need arises, we can meet someone with the key, or it can be picked up at our office. All keys are security coded and housed in a safe, locked, remote location.

  • Respond to security alarms 24/7
  • Meet guests at the property at the beginning and end of their stay
  • Prepare the home for your arrival
